Liabilities: There are no property restrictions concerning the real estate.
Real actions: There are no unsettled legal claims, concerning the real estate.
Other rights, liabilities, status: The real estate have not been mortgaged as a cover against loans, credits, etc.
DESCRIPTION OF THE PROJECT:
Proposed to your attention office building with shops is logically divided in three parts:
Section 1: provides retail space with total lease area of ca. 1,309.25 sq.m. located on three floors. Possible usage of this premise includes bank office, retail shop, show room, etc. Our assessment for possible monthly rent is 8 - 10 EUR per sq.m.
Section 2: provides 7 storey office building with GLA of 1,476,46 sq.m. Naturally this section has its own entrance, independent elevator and staircase. Six floors are typical, with two separate office spaces – one with lease space of 78.63sq.m. and other with 103.04 sq.m. Last, seven floor has slightly more office space – 80,61 and 102.82 sq.m. Data quoted are net lease space and are not including common parts of the building. Considering common parts to be ca. 17 % of TBA, we can estimate rental price of 8-10 EUR/sq.m. net office space.
